Staging and Organizing for Optimal Home Presentation

Staging is the art of making your home look inviting. We break this procedure down into the following steps:

Using our systematic approach, you are assured of the best results with your budget, and the best return on investment. Here are the 4 steps in greater detail:

Depersonalizing – This is where we take the home out of the house. Most (if not all) of the personal pictures are removed. They have no meaning to a prospective buyer, and visually clutter the space. Remove them, and the space will look much cleaner. The goal is to strive for similar look to a model home.

Rearranging – The trained eye of a stager, or designer, can help you rearrange the furniture in your house (to clearly define room features) and remove what is not needed. Remember, when selling a house, less is usually more. A fresh set of eyes will look at your home the way a buyer might see it, and then figure out what needs to be done. They will evaluate all furniture sizes and take large beds, dressers, extra chairs and excess furniture out of small rooms with the goal to make all rooms appear larger.

Color Coordinating – Buyers like neutral colors that are fresh and current. It is amazing how professional painting can make such a dramatic impression on someone walking into a house. Chipped and faded wall colors, and other marks of age, can distract from what a home should really look like. With old wall paper and bold colours removed, your prospective buyer will be treated to visual areas that compliment rather than compete.

Staging and accessorizing – New colours and interesting accessories can really enhance a property’s appeal. New bed comforters and pillows, updated light fixtures, modern coffee tables, throw rugs and tasteful wall art help to add focus to the surrounding furniture.

Prep’n Sell can duplicate the methods that cable home improvement shows on television use to help transform your property into an ‘offer magnet’.
