The streets off The Queensway are largely post-war bungalows, semis and small detached homes, and the area has seen years of steady rebuilding. That gives sellers here a decision most Etobicoke neighbourhoods do not face: your buyer is either a family who wants to move in, or a builder who wants the lot.

Those two buyers value completely different things. A builder is pricing the land and will not pay more for a new kitchen. A family is pricing the house, and every dated bathroom, worn floor and deferred repair comes straight off their offer. Knowing which buyer you are selling to should decide how much you spend before listing — and it is worth deciding that before the work starts, not after.

Unlike a condo, you also have the outside to think about. Driveways, walkways, fencing, the garage door and the front garden are the first thing a buyer sees, and they set expectations before anyone is through the door.
